Working on the architecture and landscape of this villa located on N Frond of Palm Jumeirah in Dubai, UAE, the OLT DESIGN team was tasked with creating a modern, high-tech villa that seamlessly integrates with the surrounding environment, yet stands out from the classical architecture of the neighboring villas.
The client desired a sleek and practical design, infused with elements of sophistication. An important requirement from the owners was the villa’s eco-friendliness and maximum consideration of the region’s climatic conditions.
The total area of the three-story villa is 1,600 square meters. The ground floor features expansive guest areas with a kitchen. Five bedrooms with en-suite bathrooms and a home office are located on the second and third floors. Let’s start our acquaintance with the villa from its architecture.
Architecture
The architecture of the villa is executed in a modern style. Its characteristic features include asymmetry, unconventional volumes, open floor plans, and large windows. OLT DESIGN architects paid special attention to the durability and eco-friendliness of the building: passive design principles were taken into account during the planning process, resulting in an environmentally balanced environment that promotes energy efficiency and the health of the residents, while minimizing negative impact on the surrounding environment. Vertical greenery is integrated into both the interior and exterior of the house. Among others we implemented natural cooling and water heating solutions, water storage system, sun protection measures, and solar panels to enhance the energy efficiency of the building.
Stylish Entrance Area
On the street side, there is an entrance to the house and access to a garage. To the right of the entrance, there is a two-story green wall. To the left, there is a transparent lounge area and stairs that visually separate the private area with the pool. The space in front of the villa is densely landscaped and adorned with contemporary minimalist sculptures.
Guest Space and Minimalist Kitchen
The ground floor is a large living area combined with a dining room and kitchen. To maintain a modern style in the guest area, we used contemporary furniture with clean lines, elegant lighting fixtures, neutral colors, and plenty of metal details. Contrast and dynamics are felt in the combination of textures – soft textiles with natural leather, warm eucalyptus veneer with cool marble, glass with brass.
The dark modern kitchen is minimalist, without any unnecessary details – clean and crisp lines from Poliform. The island separates the cooking area from the dining area. One side of the dining area is adorned with panoramic windows, while the other side features a transparent wine room.
Light-Filled Lounge
The stylish lounge area is surrounded by transparent walls, visually expanding the space, filling it with natural light, and connecting it to the green area of the villa. The composition of plants near the stairs enhances the feeling of unity with nature. Geometric furniture shapes, decor, and finishes contrast with the green landscape, giving the room an even more contemporary look.
Office with Geometric Accent
The home office is located on the third floor. The centerpiece and main feature is a desk of intricate geometric forms made of Sahara Noir marble. The entire design of the office revolves around it. The workspace with shelves is made as light and airy as possible to avoid overcrowding the room. The office is complemented by a seating area with geometric chairs around a coffee table.
Main Bedroom
Warm tones against a gray backdrop and black marble accents characterize the main bedroom. For the flooring, designers chose dark wood and a light gray carpet. Vertical panels on the wall add dynamism with minimal decor. Simple light fixtures do not draw attention but offer various lighting scenarios. A decorative sliding partition separates the bedroom from the spacious wardrobe.
Light-Filled Bathroom
The bathroom resembles a luxurious and refined spa area. The central focal point is the transparent Antonio Lupi bathtub positioned between two panoramic windows. Minimalist furniture against a backdrop of two marble tones creates an atmosphere of contemporary aesthetics.
Teen Bedroom
The room is entirely designed in natural wood tones, beige, gray, and green. Behind the bed, there are suede panels with a subtle pattern. To the left, there is a convenient study area with airy shelves and soft lighting, as well as a reading chair by the window.
